Stay Gas Safe
All companies and engineers carrying out gas servicing or maintenance must now be Gas Safe Registered, this replaced the Corgi register as of 1st of April 2009. Please remember for your safety, your gas boiler must be serviced annually. This is a free service we provide, so if your gas boiler service is due book an appointment today.
Sentinel has a legal responsibility to safety check all gas appliances within it ownership at least every 12 months.
When your annual gas safety check is due, Central Heating Services (CHS) will contact you to arrange an appointment and a ‘Gas Safe Registered’ engineer will attend to undertake the work.
The inspection should take under an hour to complete and appointments can usually be arranged for an AM or PM call.
Although most of our customers are happy to allow CHS engineers to carry out the gas safety check, there is a small minority who refuse access to their property.
This is a breach of the tenancy agreement. Refusing a gas safety check is dangerous for both the residents of the property and its surrounding neighbours.
Sentinel takes this very seriously.
If a customer fails to respond to requests for access, Sentinel will ultimately take legal action through the County Court to gain an injunction ordering that access is given. Sentinel are reluctant to take this step and will try all other means to gain access before seeking a legal remedy. However, due to the serious health and safety risks associated with gas boilers that have not been safety checked, Sentinel will take all necessary measures to ensure access is gained.
In the event of legal proceedings being required to gain access the cost of Solicitors fees and legal letters will be charged to the customer. If Sentinel need to a have a Solicitors letter sent to a customer who is denying access, the cost will be £23. Should County Court action be required costs relating to this are typically in the region of £700 to £800.
