Harness Court, Limes Park, Basingstoke
Site history
Situated in the popular Limes Park development, Harness Court is on the site of a former NHS administration building at Park Prewett in north Basingstoke.
The development of 34 two, three and four-bed houses and 16 apartments provides 24 new homes for rent and 26 for shared ownership.
The Harness Court site is part of the wider Park Prewett Hospital re-development with English Partnerships. It's one of four sites Sentinel are developing which includes one of the key sites for the Governments Design For Manufacture initiative (£60k house).
Scheme history
Sentinel Housing bought the site from Taylor Wimpey in early 2008 as part of a multi-site partnership.
Funding for the scheme included a £2.16m Homes and Communities Agency subsidy plus a £620,000 recycled grant. Homes are constructed using traditional construction methods to Code for Sustainable Homes Level 3.
Features
The development is built around a central green area and 12 houses benefit from attached garages, while all have private rear gardens. The 10 two-bed houses for shared ownership have all been sold. Both 1-bed and two of the two-bed apartments have been reserved off-plan. There are 12 two-bed apartments currently available.
Affordability
Homes were let on a local lettings basis, at a typical rent of £133.18pw for a 3-bed, four person house and £148.57pw for a 4-bed, eight person house.
