Updating your home

VIVID is committed to keeping your home in good repair. As well as any repairs you raise throughout the year, we also regularly identify homes for our planned maintenance programmes.

Here's a look at what comes under planned maintenance; you'll be contacted if your home is identified as needing work.

Internal communal decorations

Why is the work being done?

VIVID identifies properties in need of decoration based on several factors, including if the property hasn't been decorated in the last four years, if it's hard to let, or if it's in poor condition.

What do I need to do?

We'll let you know via letter or email, and notices will be displayed in communal areas. During the works, we ask that you keep communal areas clear. We'll need access to your front door to paint it and you'll need to allow enough time for it to dry before closing it.

What work is involved?

  • Check for asbestos
  • Carry out repairs to surfaces
  • Paint the walls, ceilings, woodwork and any previously painted metal.

 

External decorations

Why is the work being done?

Properties in need of external decoration are identified based on several factors, including if the property hasn't been decorated in the last eight years, if it's hard to let, or if it's in a poor condition.

What do I need to do?

We'll let you know about the works via letter or email, and notices will be displayed in communal areas. During the works, we ask that you provide access to garden areas and make sure they're clear for scaffolding and work to take place. We'll need access to your front door to paint it and you'll need to allow enough time for it to dry before closing it.

What work is involved?

  • Your property will be surveyed to determine whether it requires a wash down or redecoration. It'll also be assessed to see if scaffold access is required
  • Check for asbestos
  • If the property requires a wash down, we'll clear the guttering, wash down all UPVC surfaces and install gutter guards if needed. Monocouche render (coloured render) will be cleaned by a specialist contractor
  • If your property requires redecoration, we will carry out the necessary repairs and redecoration.

Further advice

All the work will be on the outside of your home. However, there may be some unavoidable disruption:

  • Occasionally scaffolding can affect TV reception. We may need to move aerials or satellite receivers but they will be re-instated
  • In some cases, you may not be able to fully open windows whilst scaffolding is up
  • Where external halogen lighting is fixed to existing fascias or soffits, this will be disconnected and reconnected on completion of work
  • There may be some disruption to the use of your garden
  • Inspectors will make sure the work is completed properly and meets the standards required. They will make regular inspections during the work and one after it is completed.

 

Roof replacement

Why is the work being done?

Roofs which are found to be in poor condition, beyond economic repair, or assessed to be of an age where deterioration is likely to cause problems in the near future, will be placed onto the roof replacement programme. The Building Maintenance team monitors our roofs closely and keeps a log on repairs history and photos.

What do I need to do?

To avoid any damage being caused and to help us start the work on time, we request that before work starts you clear your lofts of all possessions, and move any garden furniture/vehicles/objects from the walls to allow for scaffolding. If you require help moving items contact us ASAP

You could also assist us during the works by: allowing access to your garden, keeping pets and young children out of the garden, being prepared to move cars out of the drive.

Please note that we whilst we carry out the work, there will need to be somebody over the age of 18 in the property.

What work is involved?

  • Check for asbestos
  • For all roof types: Erect scaffold, conduct asbestos survey and remove asbestos if necessary, remove scaffold and clear site when job finished
  • Pitched roofs: Replace fascia, soffit, guttering, felt batten and tiles
  • Flat roofs above habitable rooms: Replace existing roof covering, including felt decking and insulation
  • Flat roofs above non-habitable rooms: Replace existing roof covering with either a cement based or a polycarbonate corrugated roof sheet, and guttering replace if necessary.

Boiler replacements

Why is the work being done?

We replace the boiler systems in our properties when the boiler gets to a certain age, or when they are in a bad condition, or they are beyond reasonable repair. Boilers that need replacing are added to a yearly programme.

Types of systems

  • High-efficiency combination boiler
  • High-efficiency heat only boiler
  • High-efficiency system boiler.

What do I need to do?

During the works, we ask that our customers remove any personal belongings from the working areas.

Please note that we whilst we carry out the work, there will need to be somebody over the age of 18 in the property.

What work is involved?

When your boiler is due to be replaced, we'll get in touch and arrange a site survey. This will help us to identify the type of boiler required, whether radiators need to be replaced, if radiator thermostats are required and if the system requires upgraded heating controls. Whilst on site the Gas Installation Supervisor will confirm a date for the work to commence.

  • Day one: Remove existing heating system and install new boiler, radiator, thermostats and controls
  • Day two: Complete the external gas pipework (supply and condensate line), test and flush the system, and complete the Landlords Gas Safety Certificate. We'll book any follow-on repairs whilst on site.

 

Kitchen replacement

Why is the work being done?

Stock Condition Surveys will inspect kitchens to ensure they meet at least one of the following standards of modernity:

  • A kitchen less than 20 years old
  • A kitchen with adequate space and layout.

Kitchens will be scheduled for replacement no less than every 20 years and pending results of the Stock Condition Surveys. Kitchens identified for replacement will be agreed and scheduled with you.

What do I need to do?

You will be contacted by a member of the Kitchen & Bathroom Installation team or one of our contractor partners to arrange a site survey. You will be able to choose the style/colour of the kitchen units, worktop, wall tiles, vinyl flooring and wall paint colour, out of the samples we offer. Once all of this has been agreed, the kitchen will be made and an installation date agreed with you. In preparation, please clear all your work surfaces, kitchen units, relocate all your white goods to another room and allow us access on the agreed date.

Please note that whilst we carry out the work, there will need to be somebody over the age of 18 in the property.

What work is involved?

We will replace up to seven of your kitchen units, worktop, kitchen sink/taps, vinyl floor covering, wall tiles, electrical sockets, patch repair the wall plaster where necessary, overboard or skim the ceiling where necessary and paint your walls, ceiling and woodwork. You will have the opportunity to purchase additional kitchen wall units. Temporary facilities, including a cooker, will be provided.

 

Bathroom replacement

Why is the work being done?

Stock Condition Surveys will inspect bathrooms to ensure they meet at least one of the following standards of modernity:

  • A bathroom less than 30 years old
  • An appropriately located WC.

Bathrooms will be scheduled for replacement no less than every 30 years and pending results of the Stock Condition Surveys. Bathrooms identified for replacement will be agreed and scheduled with the resident.

What do I need to do?

You will be contacted by a member of the Kitchen & Bathroom Installation team or one of our contractor partners to arrange a site survey. You will be able to choose the style/colour of the wall tiles, vinyl flooring and wall paint, out of the samples we offer. Once all of this has been agreed, we will agree an installation date with you. In preparation for the replacement, please clear your bathroom of all belongings, and allow us access on the agreed date.

Please note that we whilst we carry out the work, there will need to be somebody over the age of 18 in the property.

What work is involved?

A new white bathroom suite including taps, waste, bath side panel and bath end panel (where necessary) will be installedWe will replace the vinyl floor covering and wall tiles, patch repair the wall plaster where necessary, overboard or skim the ceiling where necessary and the paint your walls, ceiling and woodwork. We will leave your toilet in place, right up to the point that we need to change it.

 

Planned window and door replacement

Why is the work being done?

Stock Condition Surveys will inspect the condition of your windows and/or external doors to ensure they meet at least one of the following standards of modernity:

  • Windows and/or doors less than 30 years old
  • Not beyond economical repair.

Windows and/or doors will be scheduled for replacement no less than every 30 years and pending results of the Stock Condition Surveys. Windows and/or doors identified for replacement will be agreed and scheduled with you.

What do I need to do?

You will be contacted by a member of the Window & Door Installation team or one of our contractor partners, to arrange a site survey. The windows are white UPVC, the rear door is a white UPVC glazed door and you will be offered a choice of colours and styles, from our available range, for your front door.

Once all of this has been agreed, the windows and/or doors will be made and an installation date agreed with you. We recommend that it takes approximately six weeks to manufacture the windows and/or doors and start work at your home. In preparation for the replacement, please allow us clear access inside and out, on the agreed date.

Please note that we whilst we carry out the work, there will need to be somebody over the age of 18 in the property.

What work is involved?

We will remove your old windows and/or doors, make good to disturbed surfaces, install new windows and/or doors and fit white UPVC trim where necessary. You will receive one key for every lockable handle on a window and two or three keys per door.
